Planning a Maine vacation rental trip is different from booking a hotel. You have more space, more flexibility, and more decisions to make. These tips will help you book smarter, avoid common mistakes, and get the most out of your Maine stay.
When to Book
Maine is a seasonal destination with a short, intense summer peak. For July and August stays — especially in Bar Harbor, Ogunquit, Kennebunkport, and Old Orchard Beach — book 3 to 6 months in advance. The best waterfront and beachfront properties go first. September and October stays can often be booked 4 to 8 weeks out with good availability. Winter and spring rentals at ski and snowmobile destinations like Rangeley book up for holiday weeks but are generally available with less lead time.
Choosing the Right Region
Maine is a large state — it takes over 4 hours to drive from Kittery in the south to Fort Kent in the north. Pick your base wisely based on what you want to do. The southern coast from Ogunquit to Portland is best for beach vacations and dining. Mid-coast from Bath to Camden is ideal for sailing, lobster pounds, and classic Maine scenery. Downeast Maine around Bar Harbor and Acadia is for hikers, kayakers, and national park visitors. The western lakes and mountains around Rangeley and Moosehead are for anglers, skiers, snowmobilers, and wilderness seekers.
What to Look for in a Maine Rental
Waterfront access is the single biggest factor in Maine rental pricing. True waterfront — meaning direct lake, river, or ocean frontage — commands a significant premium. Verify what waterfront means in the listing: some properties advertise water views from a deck but require a drive to reach the water.
Air conditioning is not universal in Maine rentals. Many older camps and cottages were built before AC was standard, and Maine summers are generally cool enough that it is not always needed. That said, heat waves do happen in July and August, so confirm AC availability if it matters to you.
Cell service and WiFi vary dramatically by region. Coastal towns like Bar Harbor, Portland, and Kennebunkport have solid coverage. Remote lake camps at Moosehead and some Rangeley properties have limited or no cell service. If you need to work remotely, verify connectivity before booking.
Minimum stay requirements are common in Maine, especially in summer. Many coastal rentals require a 7-night minimum for July and August. Shoulder season stays are often more flexible with 2 or 3 night minimums available.

Getting Around Maine
A car is essential for almost every Maine vacation rental destination. Public transportation is extremely limited outside of Portland. Most rentals are in areas where driving is the only practical way to reach restaurants, beaches, trailheads, and attractions. The one exception is downtown Portland, where a car is useful but not strictly necessary for the stay itself.
